For an after hours building maintenance emergency please call GFK Management at 206-285-1645 and follow the voicemail directions to be forwarded to the on-call department. (Press "0" to be transfered to the on-call manager).

C Building - Main Door Closure

On August 27, 2014 the Main Door to C-Building will be closed from 8:00am – 5:00pm.
The construction crews will be working take plywood off the building in this area and as a safety measure, we must keep the main door closed.

A Building Foundation Repairs

On September 9, 2014 the contractor, Slab Jack, will begin work on the A Building to repair the void that was found underneath the building on the southwest corner.  Slab Jack is scheduled to begin at 8:00AM and will work throughout the day.
We anticipate the project taking no more than one day. GFK Management will update the Association as needed if plans change.

7001 - Plaza Deck Repairs Update 08/22/14

Dear Homeowners,

The repairs to the plaza deck between Buildings C and A has begun.  The Association has approved the contractor to work extended hours Monday through Friday 8am to 7pm and Saturdays 8am to 7pm.  The extended hours will begin Monday August 25, 2014.  There will be no work scheduled for Saturday August 23, 2014 per the contractor.
 
*        Monday August 25, 2014 the main entrance to the C Building will be closed and no access will be permitted.  (contact management for map) The contractor will be removing the concrete slab at the entrance of Building C and A.  The contractor will be installing a temporary walkway to the entrance of the C Building (contact management for map). The contractor will hopefully have the main entrance opened by the end of day.  However, it is possible they will not be able to complete the temporary walkway until August 26, 2014.  Please make arrangements for your guests to access the C Building through another entrance. 
 
*        Monday August 25, 2014 the courtyard access from the A Building will be closed during the duration of this project.
 
*        Monday August 25, 2014 beginning at 8am all vehicles will need to be removed from the parking area between the A and B Buildings.  (contact management for map)
 
*        Patios will be designated under construction for 90 days depending upon weather. Orange construction netting will be installed across the deck patio door to keep people from walking on the patio during excavation, patio preparation, and waterproofing process. Any ground floor units facing the courtyard in Building A will need to remove all personal items and any plants or hanging baskets on the patios by Wednesday, August 27, 2014.  C Building units have previously been notified.

*        Dust will be generated from plant excavation so owners in Buildings A and C may prefer to keep their windows closed during the duration of the project.

*        The courtyard and nearby area will be off limits to all during the construction and will be netted off with orange construction fencing.

*        PBE's Construction Superintendent will be posting notices regularly of updates and schedules.

New Keyless Entry System

New KEYLESS Access system

Dear Homeowners,

The Association would like to announce that the new keyless access system is now active.  The new access FOBs will be available for pick up through Gloria at the office beginning Saturday August 9, 2014.  For those homeowners who previously requested their FOBs to be mailed they will be sent by GFK Management. 
 
Each unit has been assigned 3 access FOBs, if your unit is currently rented and you would like the FOBs released to your tenants please contact Gloria directly.

The current door keys will still be active until August 31, 2014.  The Association is asking that you keep your current building keys as the key may be used in the future if there is a long term power outage in the building.  The new keyless system does have a backup battery system, which will provide access during a power outage, however, the backup battery system is not designed to maintain the system for more than 8 hours. 

The activation of the key FOBs and programming of the call boxes are handled by your management company. We do not expect that there will be any issues with the system, however, if you have any issues with your key FOBs or need any changes to the call box, please contact GFK Management directly.

Repairs Under A Building

New Landscaping Services

The Association will be changing landscaping services to Azul Landscaping beginning September 1, 2014.  The new service provider has come highly recommended by the board of directors.
 
Reminder - No Car Washing
